Overview

House was built in the 1930s but has been updated and improved over the years with a significant addition in the late 90s. Electric and plumbing were both over hauled around that time. Some work is needed on both. It has been in the family for about 75 years. All work that was done was done with the care of a Home Owner. Never been flipped. This house needs cleared out as far as what was left when house was abruptly condemned for roof problems. Roof needs completely replaced. Finished square footage is approximate. House has significant water damage but house is not as bad as most at this price point. Electric completely updated except for overhead lights. Sewer and water main to street updated and redundant piping for both installed. It was such a big job when this was previously done so my brother installed additional pipes to prevent having to dig it up again. This property includes 3 lots total so it has a lot of potential for additional homes on the property. The property is overgrown with privet, no kudzu. Back half of house is slab on grade with fiber reinforced concrete, also has updated electric panel with 200 amp service. Back of house has very little damage just needs roof replacement like the front. I have been on the fence about keeping the property so probably not going to come down on price too much. Please DO NOT contact me to mansplain about how its only worth blah, blah, blah! I Dont Need Education. I have been in the construction/renovation business for 35+ years. If you dont think its worth it then move on.
